The Connected Companies is a real estate investment firm based out of Los Angeles, California. Our mission is simple - to leverage our real estate expertise to connect our communities - its residents, businesses, and investors alike. Our value proposition is a vertically integrated ecosystem aimed at cutting unnecessary costs for our investors while maintaining personalized real estate solutions for community stakeholders. INVESTMENT CITERIA

The Connected Companies primarily focuses on Multifamily and suburban Retail real estate within a 90-minute radius of our home base in Los Angeles, California. Most of our investment submarkets are in Greater Los Angeles, Orange County, and Inland Empire. We welcome all brokers and partners on value-add and opportunistic deals priced between $2 to $10 million. 

VALUE ADD

 

 

Whether it be renovating or repositioning, Connected’s Value-Add platform pursues undervalued opportunities and leverages our integration of services to enhance real estate values. We purchase under-performing Multifamily and Retail properties, perform capital upgrades, and increase cashflows through our end-to-end management oversight. Deal characteristics include but are not limited to the following:

 

  • Moderate to Slightly Below Market Rents

  • Moderate to Slight Vacancies

  • Some Deferred Maintenance

  • Operating Inefficiencies

  • Poor In-place Management

OPPORTUNISTIC

 

 

The Opportunistic approach employs The Connected Companies’ “buy, build, sell/ hold” strategy to develop or reposition underutilized properties. This entails of entitling and constructing ground-up development projects, substantial re-developments, as well as repositioning distressed and/or underperforming assets.

Deal characteristics include but are not limited to the following:

 

  • Severely Below Market Rents

  • Moderate to Higher Vacancies

  • Major Deferred Maintenance

  • Larger lots primed for (re)development

  • Infill & land-locked sites
